Steps to Closing

	When Investors Mortgage has received the loan commitment agreement back we will then send our requirement information over to the title company and they will start their lien search to obtain clear title on the property. This takes about 10-14 days. We will need to know the the corporation, trust , LLC’s name,etc. and who is the president or head partner is of this entity. Include the buyers' and sellers' names along with any agents' or brokers' names and all contact numbers that will be attending the closing and the date your contract expires.
	After the title company imforms us of clear title and they have faxed the title commitment to our lawyers, we can close on your new investment in 2 days.
	Our paralegal, then prepares the mortgage documents.The title company uses the names that are on the contract to prepare the commitment so, please make sure the name that you put on the contract is the name you plan to take the title under.
	We will then confirm with our paralegal that the commitment has been received and set up a closing date and time with the title company. One of our "Mortgage Angels" will show every time, on time with the funding check in hand and is there to answer any questions you may have. Our closer has a very busy schedule and it is very important you are at the closing ON TIME! Being later than 20 minutes WILL result in additional fees. Please think of us as a new friend you are trying to build a relationship with. Be courteous, kind, make your payments on time and we will get along just fine.
